Attention Kentucky Homeowners: Your 2026 Property Tax Bill May Be Arriving Soon!
If you purchased a home this year, there’s an important piece of mail you don’t want to overlook!
It’s property tax season in Kentucky! Many counties have already begun issuing their 2026 property tax bills, while others, including Jefferson County, will mail bills in November.
At Agency Title, Inc., we want to remind homeowners, especially those who recently purchased a property, to understand how their property taxes are handled.
Why Is My Property Tax Bill Still in the Seller’s Name?
This is one of the most common questions we receive from new homeowners.
In Kentucky, property taxes are assessed based on ownership as of January 1. If you purchased your home after that date, the tax bill may still reflect the previous owner’s name.
Don’t assume the bill doesn’t apply to your property simply because your name isn’t listed!
At closing, property taxes are commonly prorated between the buyer and seller. Review your closing statement to understand how taxes were handled and who is responsible for paying the bill.
Did You Purchase Your Home With Cash?
If you paid cash for your home, this reminder is especially important.
Unlike many homeowners with mortgages, cash buyers typically do not have an escrow account where funds are collected monthly to pay property taxes.
That means you need to make arrangements to pay your property taxes directly.
What If My Mortgage Company Pays My Taxes?
Many homeowners have an escrow account through their mortgage lender. A portion of their monthly mortgage payment is collected to cover property taxes and homeowners insurance.
However, not all mortgages include escrow accounts. We recommend verifying with your lender whether your property taxes will be paid on your behalf.
Don’t Wait Until Your Taxes Are Delinquent!
Property tax deadlines and discount periods vary depending on when bills are issued. Missing a payment can result in penalties and additional costs.
If you haven’t received your bill, contact your county sheriff’s property tax office or check its website.
